Home Staging
We are committed to curating aesthetically pleasing living spaces with a strong visual impact that captivate clients and leave a lasting impression. Avenue One ensures each property is presented at its best, maximizing its appeal to potential buyers or renters and ultimately helping to achieve a quicker sale or lease. We carefully assess each new home and rental property, allowing us to optimize the space before crafting a tailored layout, ensuring a transformation that enhances your unique home. Choosing from a variety of styles, we carefully select a style that compliments the atmosphere of each home to maximize selling potential.
Our Home Staging Process:
Step 1: Initial Consultation
Objective: Understand the client's goals, timeframe, budget and how hands-on or hands-off they would like to be during the process.
Actions: Meet with the homeowner or realtor to discuss the property, intended target market, and any specific requests or needs. This is also the time to tour the property to get a sense of its features and potential challenges.
Step 2: Property Assessment
Objective: Evaluate the property to identify its strengths and areas for improvement.
Actions: Conduct a thorough walkthrough of the home or rental property. Note the condition of the property, the flow of rooms, natural lighting, and any unique features that can be highlighted. Assess what items need repair, decluttering, or removal.
Step 6: Detailing
Objective: Add finishing touches to elevate the space.
Actions: Pay attention to small details that can make a big difference, such as fresh flowers, plush towels in the bathroom, or a set dining table. These touches can help potential buyers or renters envision themselves in the space.
Step 3: Strategy and Planning
Objective: Develop a tailored staging plan that aligns with the property’s best features and target market.
Actions: Based on the assessment, choose a design style (e.g., Scandinavian, Coastal, Rustic, Modern Minimalist) that complements the home's architecture and appeals to the likely buyer or renter demographic. Create a detailed layout plan for furniture, decor, and any required repairs or upgrades.
Step 4: Selection of Style and Materials
Objective: Finalize the design concept and select materials.
Actions: Choose color schemes, furniture, lighting, art, and accessories that fit the selected style. Focus on creating a cohesive look that flows from room to room.
Step 5: Preparation and Staging
Objective: Prepare the property and execute the staging plan.
Actions: Perform any necessary repairs, painting, or upgrades as planned. Declutter and clean the property thoroughly. Stage the home by arranging the selected furniture, decor, and accessories to showcase the property’s potential, focusing on maximizing space and enhancing appealing features.
Step 7: Marketing Preparation
Objective: Ensure the property is ready for listing and showing.
Actions: Take professional photos of the staged property. These should highlight its best features and the lifestyle it offers. Prepare the property for open houses or viewings, ensuring it remains clean and staged throughout the selling or leasing process.
Step 8: Review and Adjust
Objective: Monitor feedback and make adjustments as needed.
Actions: After the property has been shown to potential buyers or renters, gather feedback. If certain aspects of the staging aren’t resonating as expected, be prepared to make adjustments to the decor or layout to improve appeal.
